When you choose to make Willow Grove Village your home you will join a community of like-minded over 50s. We know that you will enjoy the independence and security that comes from living in our village and the wonderful lifestyle opportunities that arise. When you purchase a home at Willow Grove, you’ll free up capital which will enable you to live a flexible and low maintenance life.
One of the reasons that a home at Willow Grove Village is more affordable than other living options is that the ownership of the land and home is separate. Although you will own your home, you will not own the land.
Residents enter into a residential site agreement with Willow Grove. The residential site agreement gives you exclusive right to occupy the land and to the villages’ facilities and services during the term of the agreement.
There are many benefits of this agreement, as residents don’t have to pay stamp duty or council rates.
Your site fees will be outlined in your residential site agreement.
Centrelink may offer rent assistance with your site fees if you are eligible to receive income support payments. This acts as an effective subsidy of the amount payable each fortnight.
Residents’ tenure is secured by the terms of the Residential Land Lease Communities 2013 (Act) and the terms of their individual site agreement. Although a resident’s right of occupation is usually for a short initial fixed term period, the Act outlines that all site agreements automatically continue on the same terms after the expiry of the fixed term.
Residential Site Agreements can only be terminated in the limited circumstances outlined in the Act, and no resident can be removed without an order from the NSW Civil and Administrative Tribunal.
Friends and relatives are most welcome at Willow Grove Village. All residents are responsible for the actions and behaviour of their guests.
Residents are responsible for the payment of electricity, telephone, gas and water consumption in relation to their site. Each site has its own electricity and water meters, which are read and subsequently billed on a quarterly or monthly basis by us.
Unfortunately Willow Grove Village is not pet friendly.
All residents are responsible for their home maintenance including repairs and replacement of fixtures, fittings and appliances outside normal warranties.
From Willow Grove Village it is just a 5 minute stroll into Aberdeen town for local shopping, medical facilities and eateries. The bowling club and golf club are located across the road from the village. Local hospitals are located at Scone (8 min drive) and Muswellbrook (10 min drive)
Subject to the terms of your agreement, you are free to sell your home for relocation offsite at any time.
