When you choose to make Peninsula Parklands your home you will join a community of like-minded over 50s. We know that you will enjoy the independence and security that comes from living in our village and the wonderful lifestyle opportunities that arise. When you purchase a home at Peninsula Parklands, you’ll free up capital which will enable you to live a flexible and low maintenance life.
One of the reasons that a home at Peninsula Parklands is more affordable then other living options is that the ownership of the land and home is separate. Although you will own your home, you will not own the land.
Residents enter into a residential site agreement with Peninsula Parklands. The residential site agreement gives you exclusive right to occupy the land and to enjoy Peninsula Parklands facilities and services during the term of the agreement.
There are many benefits of this agreement, as resident’s don’t have to pay stamp duty, council rates or state taxes.
Your site rent will be outlined in your residential site agreement.
Centrelink may offer rent assistance with your site rent if you are eligible to receive income support payments. This acts as an effective subsidy of the site rent payable to Peninsula Parklands each fortnight.
Residents’ security of tenure is provided under the terms of the Residential Site Agreement and under Parts 4, 5 and 6 of the Residential Tenancies Act 1997. Pursuant to the terms of the residential site agreement a resident has a right to occupy a residential site for a fixed term period ending on 31 December 2065.
If Peninsula Parklands was to be sold at a future date, the new village owner is bound by the same terms and conditions of all existing residential site agreements. This means that there can be changes in the ownership of the village but all existing residential site agreements are protected and do not change.
A move to a Mornington Peninsula lifestyle may sometimes include bringing a boat or caravan with you. Peninsula Parklands does not cater for boat, caravan or trailer parking.
However, near Peninsula Parklands there are a number of secure storage facilities which can be utilised by our residents to store their boats and caravans.
Garage/Carport parking at each residence is reserved for the owner’s vehicle/s.
Friends and relatives are most welcome at Peninsula Parklands. All residents are responsible for the actions and behaviour of their guests.
Residents are responsible for the payment of electricity, telephone, gas and water consumption in relation to their site. Each site has its own electricity and water meters, which are read and subsequently billed on a quarterly basis by us.
Residents are allowed pets provided that prior consent has been obtained from the Village Manager. Management consent will take into regard the type, size, potential noise and risk associated with the pet. All pets must be de-sexed and vaccinated.
All residents are responsible for their home maintenance including repairs and replacement of fixtures, fittings and appliances outside normal warranties.

– Keen fisherman or those who enjoy an oceanside stroll will enjoy being only moments from the Hastings Boat ramp and pier, Westernport Marina and the serene foreshore reserve
– Head 30 minutes across to Port Phillip Bay and the quaint, vibrant seaside villages of Rye and Mount Martha
– Lovers of Golf have any number of greens to choose from including Cerberus Golf Club, the Devilbend Golf Club and the Mornington Golf Club just to name a few

Subject to the terms of your agreement, you are free to sell your home for relocation offsite at any time.
If you wish to sell your home onsite, you will need Peninsula Parklands to consent to the assignment of your residential site agreement or its approval to enter into a new agreement with the purchaser. Such consent will not be unreasonably withheld by Peninsula Parklands.
You will be responsible for the continued payment of your site rent until your home is sold and the purchaser becomes responsible for the payment of the site rent.
You are free to use any agent you choose to sell your home. However, we find that most departing residents choose to use us as their selling agent.
