When you choose to make Jacaranda Village your home you will join a community of like-minded over 50s. We know that you will enjoy the independence and security that comes from living in our village and the wonderful lifestyle opportunities that arise. When you purchase a home at Jacaranda Village, you’ll free up capital which will enable you to live a flexible and low maintenance life.
One of the reasons that a home at Jacaranda Village is more affordable then other living options is that the ownership of the land and home is separate. Although you will own your home, you will not own the land.
Residents enter into a residential site agreement with Jacaranda Village. The residential site agreement gives you exclusive right to occupy the land and to enjoy Jacaranda Village facilities and services during the term of the agreement.
There are many benefits of this agreement, as resident’s don’t have to pay stamp duty, council rates or state taxes.
Your site rent will be outlined in your residential site agreement.
Centrelink may offer rent assistance with your site rent if you are eligible to receive income support payments. This acts as an effective subsidy of the site rent payable to Jacaranda Village each fortnight.
Residents’ tenure is secured by the terms of the Residential Land Lease Communities 2013 (Act) and the terms of their individual site agreement. Although a resident’s right of occupation is usually for an initial fixed term period, the Act provides that all site agreements continue after the expiry of the fixed term.
The Act provides that residential site agreements can only be terminated under limited circumstances.
Friends and relatives are most welcome at Jacaranda Village. All residents are responsible for the actions and behaviour of their guests.
We have a preferred internet service provider that offers highly competitive rates and excellent signal and service.
Subject to the terms of your agreement, you are free to sell your home for relocation offsite at any time.
If you wish to sell your home onsite, you will need Jacaranda Village to consent for a prospective purchaser to enter into a new site agreement. Such consent will not be unreasonably withheld by Jacaranda Village.
You will be responsible for the continued payment of your site rent until your home is sold and a new site agreement is entered into by the purchaser.
Residents are responsible for the payment of electricity, telephone, gas and water consumption in relation to their site. Each site has its own electricity and water meters, which are read and subsequently billed on a quarterly basis by us.
Generally pets, excluding birds, are not allowed at Jacaranda Village. Exceptions can be made for service or companion dogs, however prior consent must be obtained from the Village Manager. Cats are not permitted.
All residents are responsible for their home maintenance including repairs and replacement of fixtures, fittings and appliances outside normal warranties.
There are plenty of cafes and eateries in North Haven. Minutes down the road, in nearby Laurieton, you have easy access to doctors, dentists, grocery stores, and pharmacists. Port Macquarie is 30 minutes drive north with good access to its shopping centres, Centrelink, hospital and domestic airport.
A move to a mid-North Coast lifestyle may sometimes include bringing a boat, jet ski or caravan with you. Whilst we do offer boat and jet ski storage free to residents, unfortunately we do not cater for caravan or trailer parking.
Garage/Carport parking at each residence is reserved for the owner’s vehicle/s.
You are free to use any agent you choose to sell your home. However, we find that most departing residents choose to use us as their selling agent.
